100K的Reit股票拿来两次Margin可以借到多少？ 答案是”RM94683” , 我想还可以在Margin但是ＭＯＦ就很高了。
let say u have REIT 100k with cap Value 90%
Total capped value = $90,000
Extra loan you can get = $90,000 X 66% = $59,400
So, with the extra cash, you go in to buy REIT again
Extra shares you buy = $59,400 ==> Total capped value = $59,400 X 90% = $53,460
Additional Extra loan you can get $53,460 X 66% = $35,283 ==> Total capped value = 35283x90% = $31754.70
= (total outstanding)/ (total collaterral cap value)
= (59400+35283) / (90000 + 53460＋31754.70)
= 54% (not to exceed 66%)
So, total loan you can get is $59400 + $35283
But, bear in mind...I don't recommend to leverage so far out. In this case, you have shares worth $100k, but borrow up to $94,683.
So, in this case, the loan amount is fix. What if the shares collateral REIT drop in prices, you will easily trigger margin call.
如果这样算起来大约可以借50%（100K的本钱然后借大约100K) , 就好像我们买了RM200k的产业然后只是给了50%的钱，然后跟银行借50%.
*这个REIT的Margin配套好处是不用给Roll over fee.
*但是要个Stamp Duty 0.5% of the facility limit
