做了一年的Public Mutual 的 unit trust consultant part time 虽然用了不多时间但是回报还好啦. 一年里让我建了RM1的被动收入. 我想努力一点明年RM5一天应该不难把. RM1Ｋ 就会有RM2 一年， 那就是说ＲＭ1k 的Sales 就会有RM2/12= RM0.167 per month RM0.167/30 = RM0.0056 per day RM5 per day 那就是说要有RM892 千的 Sales ???  能不能呀？？ 哈哈哈．．要就能！！！ 好了那就要RM700K的Sales, 那就是说一个月平均是RM58K的sales. 蛮挑战性的呀 ：Ｄ

七月我去考了CUTE (Computurised Unit Trust Examination )就有了ＵＴＣ (Unit Trust Consultant)的资格,然后选择做Public Mutual 的Agent. 原因是我本身有投资在Public Mutual的基金，所以就自己做代理然后可以赚回自己一点的服务费．另外一个原因是姐姐, 姐夫和同事也叫我考了然后帮他们买，让我赚．哈哈．．．就这样开始了我的 Part time job... 另外一个重要的原因是我本身都有投资，所以我在管理这我本身的基金的时候也同时看着客户的投资了．（所以基本上都是买跟我一样的基金，除了一些年纪比较靠近退休就不一样了） 那就是说我有三个客户是帮我开始我的part time :) , 然后就开始了Sales的旅程!! 虽然不是很积极但也找了三个客户,但是算起来很好了. (因为约到的人很少,但成交机会都很高).哈哈,听起来好象很厉害!!但是问题是要约朋友可没那末易,所以说 Sales的过程真的让我学了很多. 以下是我几个月Sales的心得: 最大的敌人:  被人拒绝然后就没信心了..(心想 很难啦,都不好做的!! 哈哈) 应有的心态: 行动量要多!! 那就会找到很多的客户!! 基本上觉得Sales虽然很有挑战,但我觉得很好玩!! 我会证明人一旦有目标,而且相信能达到那就会成功了!! 当然这个Sales的Part time 将会帮我达成我的梦想 (被动收入)!! 好了,下个月开始会积极的找客户了.目标:约12个人,最少成交4个! (哈哈,当然开始找比较有信心的来曾加信心呀!!)

最近有想关于產業投資, 念头一出有很多讯息就在眼前出现了. (The Secret?? ha ha) . 以前觉得產業投資很麻烦的投資因为需要很多 產業買賣 的知识, 管理方法, 找租客 还有还有......  但是最近有开始有兴趣了( 如不麻烦,那全部人都可以搞了, 那里排到我呢??), 所以又开始学习了. 从那里开始呢?? 哈哈...Cari 的论坛把!! 如要买RM500k 的 產業, 我們需要交付10%的抵押金(RM50K)，然后再向銀行貸款90%(RM450K)。 我粗略地通過利用 Meshio.com的Home Loan Calcutor 來計算。貸款RM450K，利息為3.55% (BLR5.55%-2%)，為期30年。結果是每個月需繳$2,033.28. emmm...RM2033.28 每個月需繳?? 哈哈...好象很多呀!!　 还有很多不明白的东西，Flexi loan or fix or ... 看来需要学多一点了．．．
